L.A. group plans $ 92 mil Dallas mall

A Los Angeles development group is planning to build a $ 92 million shopping mall and entertainment complex -- including a 24-screen movie theater -- between two other north Dallas malls.

EDG-Entertainment Development Group Inc., an affiliate of AMC Theaters, has a contract to buy a 15-acre Chevrolet dealership on the east side of the Galleria mall.

The area has Dallas' largest concentration of shopping malls.

The development company said it will break ground early next year and finish the three-story complex by mid-1996.

The mall will be horseshoe-shaped, about half the size of the Galleria, with two stories of shops and restaurants and the movie theater on the top floor. The complex will contain almost 425,000 square feet of building space and a 1,650 -space parking garage. The center won't have department store anchors.

The developers would not disclose which tenants have agreed to locate in the shopping center but said they have preliminary commitments to lease more than 60 % of it.

Plans for the retail complex were first made public in December, when the Cinemark theater chain was embroiled in a zoning battle to construct an 18 -screen theater not far from the entertainment complex site. When the Dallas City Council rejected Cinemark's project, EDG proceeded with its negotiations.

The company is working on similar entertainment-retail centers in Denver and Orlando.
